Construction Project Manager

Job Description

Our client located in Southwestern Ontario is experiencing rapid growth and is now in need of Senior Project Manager to join their team on a permanent basis. 

SPECIFIC ACCOUNTABLITIES  
Schedule Management:
•         Develop and monitor design and construction program schedules;
•         Provide regular schedule progress reports to Senior Management.
 
Cost Management:
•         Maintain cost tracking systems and protocols, and lead FTC process for design and construction;
•         Maintain project risk and exposures tracking systems;
•         Provide accurate change order summary reports to Senior Management.
 
Procurement:
•         Manage oversight of department procurement process activities (e.g. contract/PO templates, vendor selection and qualification, exception coordination, and related support and training);
•         Interface with legal department regarding use of contract and change management templates.
 
Risk Management:
•         Identify potential project risks (cost/schedule) early, and track/report on progress to management until resolved;
•         Identify project exposures (cost/schedule) early, provide recommendations to management for mitigation and track and report on progress to successful completion.
 
Document Control:
•         Establish and maintain document controls for each project, including file systems, drawings, specifications, shop drawings, change orders, and information requests;
•         Ensure all project documentation and approvals are in place as per companies policies and procedures for each project;
•         Obtain all close out documents, guarantees, warranties, and transfer to property management at project completion.
 
Project Reporting:
•         Ensure consistent and accurate monthly construction team reviews and project reporting are completed for each project in the development pipeline;
•         Monitor construction and provide accurate progress billing reports to senior management;
•         Perform monthly assessment of project cost and schedule status, performance and risk assessment, and trend analysis;
•         Prepare special reports and studies as requested by Senior Management.
 
Project Control Systems:
•         Develop Work Breakdown Structure (WBS) and Cost Breakdown Structure (CBS) required for project controls systems to produce effective multi-level project reporting;
•         Assist to develop, deliver and maintain project controls systems (schedule, cost, estimating, performance measurement, risks/exposures and document control).
 
Project Controls Procedures:
•         Prepare Project Controls Procedures and provide training for project team members.
 
Project Team Support:
•         Provide high level administrative support to the project team;
•         Assist with contract documentation, purchase orders, cheque requisitions, and invoicing;
•         Attend scheduled project meetings with Consultants and Contractors;
•         Assist the Sr. Construction Managers and Sr. Director as required on management of site construction activities, administration of contracts, and ensuring company standards and goals are implemented and achieved;
•         Interface directly with Project Team’s Design and Construction, Accounting, Procurement/Contracts, Legal, Leasing, Operations, etc.;
•         Assist with management and coordination of in-house requirements within each project (i.e. Operations, Leasing, Marketing, Specialty Leasing etc.).
 
Key requirements
•         Undergraduate degree in engineering and/or project management or equivalent.;
•         Minimum of 15 years of experience in the construction industry, with at least 10 years in a project controls role. ICI, retail, office tower and mixed use construction experience is preferred;
•         Proven ability to meet schedule and budgetary goals on large- scale, complex construction projects;
•         Working knowledge with state of the art project management, cost/ accounting and project control databases and systems;
•         Proficient with Microsoft Office software (Word, Excel, PowerPoint and Access);
•         Core Qualities: excellent communication, work product accuracy, work ethic, and leadership skills.  Ability to multi-task, work under pressure and work effectively in a team based consensus driven environment;
•         Ability to travel to various cities in Canada periodically to monitor various projects, and between IC Areas/Departments in order to effectively communicate all project needs/assignments.
